Some mortgage and title insurance companies in Colorado require an ILC, which states the size and shape of the land, any easements (such as utility, water, and sewer), and any boundary problems or encroachments.         • Title insurance. The Department of Regulatory Agencies in Colorado highly encourages all homebuyers to have two forms of title insurance prior to closing: the owner’s title insurance and the lender’s title insurance. The lender’s title insurance is required by all mortgage lenders, as it protects their financial interest in the property. The owner’s title insurance protects your interests as the owner of the property. Both title insurances ensure that your and the lender’s interests are protected should any problem arise on the title or ownership records of the property.
